Are ADUs Coming to NYC?

The Big Apple is about to get a little smaller. 

New York City’s mayor, Eric Adams is in the process of attempting to create more affordable housing in one of the most expensive cities in the world.

The City of Yes policy reform is an effort to legalize accessory dwelling units (ADUs) in certain areas in the five boroughs. The package is expected to add 20,000 backyard tiny homes and converted basements, attics, and garages. 

In the last few years, more than a dozen states across the country have legalized ADUs. New York State has approved them as well, but NYC has restricted them. The reasons for the restrictions include parking regulations and expensive utility connections.

The policy will allow the city to adjust zoning laws and building codes for ADUs. The City of Yes will also support a website to guide homeowners through the pre-approval and construction process.

Once completed, the ADUs can be used for the following:

  • As additional housing for family members or monthly renters
  • As additional income
  • As a workspace or studio
  • As a home base for workers who commute into the city from other states or cities
